Colorado Landlords

HB26-1007 takes effect January 1, 2027.

Colorado HB26-1007 gives renters the legal right to install plug-in solar at their rental units. As a building owner or property manager you need to understand your obligations before the law takes effect.

Cannot prohibit installation
Landlords cannot deny a tenant's request to install a compliant plug-in solar kit (UL-listed components; UL 3700 system certification pending) on a balcony or patio they already control.
Reasonable conditions allowed
You may require certified equipment, lease addendums, and reasonable aesthetic and safety standards - document them before tenants act.
Insurance + liability
Tenant remains responsible for damage they cause. Standard renter damage liability and your existing policy continue to apply.
